Viewing Homes Online: Annoyingly Good Situation

By: Paul Wolfert

Nowadays, leisurely swiping through an endless supply of homes online while relaxing in your underwear seems almost natural. It’s actually a gorilla-sized leap forward in terms of home-hunting productivity.

Scratch that. It’s a King-Kong sized leap.

Back when my grandfather opened Century 21 Row, it was entirely different. You’d need to get in an agent's car to find out what’s available. Hopefully wearing more than just underwear. But whatever...I wouldn't judge.

My tiny brain has a hard to imagining a speedier and more convenient way for buyers to examine the crazy number of properties for sale in Wayne County, Oakland County, or any other county in Michigan.

It’s even good for sellers. Being able to view houses that are currently for sale gives them an awesome way to examine the neighborhood competition.

In a matter of minutes, homeowners can make sure their house is priced right and is in line with what the current ; ...

A Groggy Near Collision of Daylight Savings and St. Pat’s

By: Paul Wolfert

SUNDAY, SUNDAY, SUNDAY! marked the annual “spring forward” sleep-robbing occasion: the switch to this year’s Daylight Savings Time.

“Springing forward” may sound like a spirited, energetic exercise, but for Michiganders like me who do our best to keep regular hours, this week it will probably produce, at a minimum, an extra yawn or two. Especially from my kids.

If it sounds as if I’m a bit grouchy about the whole thing, it’s only partially true. I hardly missed the hour between 2 a.m. and 3 a.m. on Sunday.

Intellectually, I know that the hour is actually in the bank: come fall, everyone in Michigan will get the hour back. Without interest, though.

Despite the Daylight Savings enthusiasts’ objections, the way the Earth and Sun naturally cooperate with each other seems perfectly satisfactory. The gradual lengthening of daylight proceeds slowly enough to give everyone in Michigan ample time to adapt without ...

It’s Official. Michigan's Deck-Ponder Season Has Begun

By: Paul Wolfert

Checking the calendar, spring won’t officially kick off until March 20 when the celestial equinox happens. Whatever that means.

That same Monday will also officially signal the start of Oakland and Wayne County’s annual real estate “hot” selling season. I DO know what that means.

And although the Tigers first pitch won’t be hurled until a few more weeks have passed, March 20 will also line up with what starts now—which I designate as the kickoff to Michigan’s Deck-Ponder Season (DPS).

Deck-Ponder Season is that time when Michigan homeowners (and even some renters) take a look outside and begin weighing alternative strategies for dealing with the backyard deck.

This is a period every year that is universally observed by Michigan homeowners with only TWO exceptions—
Exception One: No deck. This is for those who skip the whole DPS because they don’t have a deck to ponder at all.
Exception Two: F ...

Dissecting the 20% Down Payment Myth

By: Paul Wolfert

It turns out that the crazy amount of home sales happening nationally and here in Michigan have been chugging along at a good clip despite some huge things working against them.

At least that’s what I managed to take away from last month’s Aspiring Home Buyers Profile report. Not the most captivating thing to read. Trust me.

Aside from it nearly putting me to sleep, it did shed light on one obvious and one not-so-obvious widespread belief among would-be future homeowners. Curious? Good.

Home buyers are always a nice mix of current homeowners (who will usually also be selling) and first-timers.

Among those first-timers, a major drag on their willingness and ability to buy their own pad here in the “mitten” is student debt.

A virtual landfill worth has been written about that in recent years so it’s hardly a surprise that 39% of non-owners said that student loan payments are the primary reason they weren’t plannin; ...

6 Ways to Crush Michigan Relocation Stress Levels

By: Paul Wolfert
If you’re hunting for new ideas to make a relocation to or from Michigan easier, it’s amazing how often the words “stress” and “relocation” appear in the same paragraph.

The most common thing you’ll hear is to separate “stress” from “relocation” by hiring “relocation professionals” —not surprising since many of the most-read articles are written by people involved in that industry.

Since I’m involved in all sorts of moving-day drama reduction on behalf of my clients, I’ve seen/heard it all.

Here are a few of the tips I’ve seen work wonders. Pretty sure they’ll work for you too!

The first one is something you can get started on long before any move is on the calendar:

Stockpile cartons, bubble wrap, padding paper—even those peanut-shaped plastic fillers. More and more, people are buying everyday items online, so the shipping cartons and p; ...
